A New Dwelling
So after moving in with my mom a few months ago, and her lease almost being up, I decided it was time to find a new place to live. Rather than continuing to rent I've decided to buy a place of my own.

I started talking with Jackie, who mi_wounded_soul, anarie111, and bubbles all used to get their houses. I let her know my budget, where I wanted to live, and what I wanted in a home. Today we went around to several houses and I've narrowed my decision down to two. One house and one condo/townhouse.

The house is located at Central Ave and Dunlap. While this isn't the nicest part of town it's certainly not the worst. However, there is an Elementary School right across the street. The house has had a lot of work done to it and it looks very nice. It's an old house, built in 1946, so I will need to have it closely inspected to make sure nothing about it is falling apart.

It's 3 bedrooms. While the bedrooms are carpeted the rest of the house is tile. It has a new gas stove and a new dishwasher, however, there is no fridge, washer, or dryer. Jackie sad she knew a friend I could get a set for free as long as I came down to pick it up. The washer/dryer hookups are in the kitchen. The bathroom only has a shower (a lack of tub will be most displeasing to lotjeisgraaf).

It has a big backyard with two palm trees. There is no Home Owners Association in the area, so I can let it get as messy as I want without anyone being able to complain (same goes for the neighbors).

The front is all gravel rock, so no yard work will be required.

The best part about owning a house is that you actually own the land. Homes tend to have better resell values over condos. Even though this house if 50 years old it will probably go up in price more than a condo would.

The condo is located at Bethany Home and 51st Ave. A nice area, but a little bit further away from work than the house.

It's two bedrooms and two floors. The kitchen and living room are downstairs, with the bedrooms upstairs (a bathroom on each floor). It's completely carpeted (except for vinyl in the kitchen and bathrooms) and the carpet definitely needs a good cleaning, but it's also blue which is interesting.

It comes fully loaded with a stove/oven, fridge, dishwasher, microwave, washer, and dryer. It's also already "wired" with surround sound, so I can just plug my DVD player into the cables and don't have to worry about running the wires along the ground or ceiling.

It's got a small outside patio that's gated.

Because it's in a condo complex, there is a community pool. I will also need to pay a homeowners association fee. This will take care of any damages to the outside of the house (including issues with the roof as well as painting).

The parking is a little weird. It's covered parking, but there are poles I need to navigate my car through that will make things a little challenging. I can see myself hitting one of them.


So there you have it. Now I just have to decide which one I want and hope no one else beats me to it!

In spite of its lack of tub, I think I like the house better :-D

They both look pretty nice, but I'm with the others on the house. Also, yay! That's all kinds of exciting. :)

I love noseying around other people's houses :p I'd take the house over the condo - best of luck!

I'll go against the flow and say condo. I like the kitchen of the house but that's about it. The rest of it looks ok but I guess I'm thinking of the work that needs to be done.

The condo looks more in a 'move-in-immediately' kind of condition and the small patio means some nice outdoor space without having to hassle with a big yard. It looks more manageable size-wise for a single person compared to the house.

True, the house will have better resale value so if that's more important to you that house is a good choice. Although it does depend how much you have to do to the house to get it up to standard.

How different are they in terms of price?

It really does come down to Laziness VS Money :-p

The house doesn't require too much work, the hardest part will be getting a fridge, washer, an dryer. Once I have that I am good to go.

While the house is worth a lot more than the condo, the mortgage payment will be almost the same because of the HoA costs involved in the Condo.

Heh, but you could then get the fridge etc. that you want ;) From the sounds of it, you prefer the house. I think it is sensible to buy with a good resale value in mind at this point.

And ooh I just noticed that the house has gas hobs and the condo has electric hobs? Go for the gas hobs! ;p

haha, yeah. I've never owned a gas stove before so I hope I don't blow the house up. ;-) They're not very common in Phoenix, and my realtor was saying there are people out there who require gas, which will give the house a plus when I go to sell it.

Also, I'm not sure if there's an electrical hookup for the dryer, I think it's gas only, so that will limit my choices a bit. If I decide on the house I need to make sure to look into that.
